Property Mentorship · 12 Month Programme

Capable in your career. Stuck in your portfolio.

A 12 month property mentorship for senior earners, founders, and recently exited operators. You have the income. You have assets already accumulating somewhere. You want to build the skill, not hand the keys to a sourcer. AURA is the programme Nick wishes someone had built for him in 1994. 32 years in property. £10M owned. £753k a year coming in. Built alongside the day job. No guru playbook. Just the way an operator does it when the money is his own.

30 minutes with Nick. By application only. No pitch on the call.

AURA by Nick Smith · A 12 Month Property Mentorship
AURA · A 12 Month Property Mentorship

You don't need another property course. You need an operator to look at what you already have.

AURA is a 12 month mentorship for senior earners, founders and recently exited operators with £100k or more building up in the wrong places. With his 32 years in property, £10M owned and £753k a year in rent, Nick Smith audits your full position first, fixes the leaks, then walks you through your first acquisition.

First, who AURA is not for...

AURA is not for beginners. If you have zero income, zero savings and zero assets, the middle letters of the method have nothing to work on, it will not make sense for you, and Nick will tell you that on the call. There are cheaper, better places to start from nothing. This page is for the person who is past the start line and stuck there.

Who AURA Is Built For

The capable but stuck operator.

A senior earner, a founder, or a recently exited operator. Income above £100k, or £200k+ already in the bank. Money already accumulating somewhere. A pension. A salary surplus. Family home equity. Maybe a property already, but the assets are scattered, in the wrong wrapper, or sitting in cash. You have read three property books in the last year. You have listened to the podcasts. You have not pulled the trigger.

The defining trait is this. You want to build the skill, not outsource it. You have spent a career being good at your thing. You want to be good at this thing too.

Face 01

The UK Working Professional

£150k to £400k household income. One family home with serious equity. SIPP or workplace pension underdeployed. Maybe one accidental BTL. The fix is ending in 18 months and the mortgage is about to triple. You know property is the answer, but you are frightened of getting it wrong. You need walking through the process by someone who has done it.

Face 02

The Returning Expat

UK national working in Dubai, Singapore, Switzerland, the Middle East. Surplus earnings while abroad. No UK tax wrapper in place. Plans to return within 18 to 36 months. You want to land into a working portfolio that pays an income on day one, that you actually understand, and that you can keep building yourself once back in the UK.

Face 03

The Recently Exited Founder

Just sold the business. £500k to £5M in cash. Mid 40s to mid 50s. You want the next chapter to compound under your control. You are done outsourcing, as that is not how you built the last business. Property is on the radar. You want to do it once, do it properly, and own the operating skill for the next 30 years.

"If you have the money to invest but no time, why would you not just pay PPP UK to do it for you?"

Honest answer. You can. PPP UK is Nick's portfolio building company and it is always available alongside. But Mentorship is different. Mentorship makes you the operator. Done for you makes you the client forever. AURA is for people who want optionality: the portfolio AND the skill to keep building it for the next 30 years. The fee covers the same models, the same dashboards and the same partner network Nick runs his own £10M on.

The Silent Cost Of Doing Nothing

You're earning more than ever. So why does it feel like you're going backwards?

Nick sits down with a lot of people who look fine on paper. Senior. Capable. Earning well. They know property is the answer. They do not know where to start. Or they are nervous to start. Or they are frightened of getting it wrong. So they sit on their hands and wait. Meanwhile the salary keeps rising, the tax keeps biting, the pension sits in cash, and the assets sit in the wrong wrapper. Three complaints Nick hears every week.

01

The 2% Mortgage Cliff

You locked in cheap. The fix is ending. The monthly cost on a London property is about to triple. Every month you wait is cash you don't get back.

02

The Silent £150k IHT Bill

Property in a personal name. No trust. No plan. Every £1M of UK property held the wrong way hands £400k to HMRC on the day you die. That's your work going to the taxman instead of to your children.

03

The Pension Paralysis

SIPP sitting in cash. SSAS undeployed. Inflation eating both at 4 to 6% a year. Property would have compounded across the same window. Cash did the opposite.

A Different Way

Most property mentors teach you how to buy. Nick teaches you what to fix before you buy.

The Old Way · Sourcing Course World

  • Buy first, panic later
  • Cash flow is king
  • Done for you means losing control
  • Generic "10 deals" formula
  • Surprise tax bills in year 3
  • Quit your job in 90 days nonsense

Nick's Way · The AURA Method

  • Audit first, then buy
  • Equity compounding is king
  • Done with you builds the skill
  • Tailored to YOUR position
  • Tax structured before you offer
  • Built for life, alongside the salary

Inside The 12 Months

What Nick actually walks you through.

No mystery box. No "join and find out". Here is the work, in order, that you do with Nick over 12 months. The same order he would walk a family member through if they were starting today.

01
Month 1

Map your full position.

Every asset, debt, pension, income stream and tax exposure into one dashboard. Three priority leaks named on day 30.

02
Month 1

Pressure test the pension.

SIPP and SSAS reviewed. If cash is sitting there doing nothing, you find out on the first call. Property pension options weighed against the rest of the plan.

03
Month 2

Write your 5 year plan.

Target portfolio shape. Pace of acquisitions. Quarterly milestones. Stress tested against three market scenarios before you spend a pound.

04
Month 2

Price the IHT exposure.

A snapshot of what HMRC takes on the day you die under the current setup. Then the conversation about trusts, family investment companies and lifetime gifting.

05
Month 3

Pick the right wrapper.

Ltd company or personal name. SPV or holding structure. SIPP or SSAS. The wrapper decision is the difference between a tidy portfolio and a tax bill you did not plan for.

06
Month 3

Set the broker, accountant, lawyer.

Introductions to Nick's working partners. The broker who understands portfolio finance. The accountant who builds the structure right the first time. The lawyer who handles the trust work.

07
Month 4

Open the deal pipeline.

Areas chosen by data, not gut. Rightmove discipline. Auction picks. DTV and PLO routes. Off market through the Saltbox sourcer network at preferred member rates.

08
Month 5

Underwrite the first deal.

Plan A and Plan B priced before any offer goes in. Refurb scope costed with Saltbox Build numbers. Yield, ROCE and stress case all on one page. Nick reads it. You learn to read it.

09
Month 6

Make the offer. Negotiate. Complete.

The offer letter. The negotiating room. The legal pack. The completion. Nick on WhatsApp through the whole thing. Mentorship clients walk one full deal with Nick alongside before year end.

10
Months 7 to 9

Run the refurb. Hand to lettings.

Saltbox Build numbers, Saltbox Lettings handover, Staycays for SA. The same operator stack Nick runs his own 94 units on. You learn how the machine actually fits together.

11
Month 10

Restructure what you already own.

The accidental BTL into the right wrapper. The Section 24 fix. The refinance window. The pension reshuffle. The boring work that pays for itself ten times over.

12
Months 11 to 12

Build the year 2 plan.

Where you sit now versus the year 1 target. Deal 2 and deal 3 mapped. When to hire. When to scale. When to sit on your hands. The operator playbook for the next 30 years.

Mentorship clients work one to one with Nick across all 12 steps. Circle members do the same work in a room of peers, with Nick on the Tuesday call. Same map. Two routes.

AURA is a 12 month programme with a 24 month target. Year one with Nick: audit, restructure, first acquisitions. Year two: compounding on the system you now run yourself. That is the honest shape of it. Anyone promising the full result in 90 days is selling you something else.

About Nick

From the boardroom to the building site.

Nick was never a kid with a camera and a course. He spent the first half of his career at board level, running 11 factories across three continents. The method works for senior professionals because the man who built it was one.

Act 01 · The Operator

Apprentice to board director.

1987. Printer apprentice at Waddington Cartons. The youngest manager they ever had at 25. Rose to Operations Director and a seat on the board. Then left corporate, bought a loss making business, borrowed £5M, turned it round and sold it to a competitor. Bought a second one, did the same. Sold to a multinational and stayed on for two years as Operations and Technical Director, running 11 large production facilities across the UK, Europe and Asia. Built new factories in Cardiff and Bangalore. Closed four UK sites. Real operating, at scale, with real consequences. The kind of work where bad spreadsheets cost jobs.

Act 02 · 32 Years Of Buying Property

Built £10M alongside the day job.

"Been investing in property for 32 years. Made every mistake in the book and learnt from them. Took punts and took risks, put a damn lot of hard work in, rode my luck a little, and ended up owning over £10 million worth of properties." Started buying in 1994 alongside the corporate career. No course, no mentor, no formal training. Just gut, hard work and every weekend spent searching, before Rightmove existed. Terrace houses in popular areas. BRRR before it had a name. Then a spread abroad: ski lodges in France and Bulgaria, an apartment in Dubai. And the big mistake: £30,000 lost to a dodgy off market developer in Bulgaria, 15 years in court, £12k recovered. That mistake is exactly why the AURA Method starts with the Audit. Nothing teaches structural caution like losing real money.

Act 03 · The Builder

From flips, to a 36 bed retreat, to a £10M portfolio.

From 2008 onward, Nick moved into developing and flipping at scale. 2 bed semis turned into 3 bed semis with wrap rounds. Ex council houses. Bungalows with roof space worth converting. Then the bigger plays. A 36 bed stately home plus a 3 bed cottage in the Lake District, repositioned into a group accommodation SA running as a health and commercial retreat. A run down beach front cottage in Cornwall, bought for £430k, developed for £360k, revalued at £1.2M, now bringing in roughly £85k a year as a high end holiday let. An ex farm building bought for £450k, knocked down and rebuilt as a £2M six bed family home. Nick lives in it. The corporate pension converted into a SIPP and used to buy two commercial buildings, one of which is his offices. The AURA Mentorship is the education arm of an operator's machine. It is not a content creator's livelihood.

Recognition

Best HMO Investor, two years running.

Nick was named Best HMO Investor (Regional Winner, Yorkshire) at the HMO Awards in both 2024 and 2025. Saltbox Property Group has also been a Property Investor Awards finalist and a Simon Zutshi Mastermind finalist. The reason it matters: the HMO category is judged by other operators. The room knows who actually builds.

The Operator's Stack

Taught by an operator. Not an influencer.

Most property mentors run a course business and call it property. Nick runs four operating companies that ARE property. The mentorship is the smallest line on his P&L.

Co · 01

Saltbox Lettings

PropertyMark registered letting agency. Currently manages 230 residential units across the portfolio. The compliance and operations engine behind every BTL and HMO Nick or his clients buy.

Co · 02

Saltbox Build Ltd

Nick's own construction company, set up because he was tired of bad builders and broken contracts. Specialises in HMO conversions and new builds. Deals get costed accurately and built on time.

Co · 03

PPP UK Ltd

Property Portfolio Partners. Builds and manages portfolios for high net worth individuals. The AURA Mentorship is the education layer of what PPP UK has delivered as a done for you service for years.

Co · 04

Staycays UK Ltd

Short term letting agency for Nick's serviced accommodation portfolio. SA strategy isn't theoretical here. It's an operating arm of the group with real channels, real cleaners, real platforms.

"When you join AURA, you don't just get coaching. You get access to an operating stack built over 32 years. The agency, the build company, the SA platform, the portfolio business. We mentor inside the machine."

Common Questions

FAQ

Is this for total beginners?+
No. AURA is for the capable but stuck operator. Someone with income, savings, or assets already accumulating. If you have zero income, zero savings and zero assets, the U and R of AURA (Untangle, Restructure) have nothing to bite on. It will not be the right fit and the framework will not land. AURA is the mentorship for the operator who is past the start line, not approaching it.
What if I don't have £200k+ to invest?+
A meaningful property strategy at this level usually needs an income above £150k and accessible capital of £100k+ (savings, pension that can be deployed, or property equity). If you're below that, we'll be honest with you on the Position Audit and point you toward better options. We don't sell programmes that won't work.
Do I have to quit my job?+
No. The opposite. Most clients keep their corporate role or professional practice running while building the portfolio alongside it. That's actually the whole point. The portfolio is what gives you the eventual choice. The salary is what funds it.
How is this different from a sourcing course?+
Sourcing courses sell you a method to find deals. They skip the part about whether you should be buying at all in your current position. AURA starts with the audit because most professionals have leaks (tax, structure, pension allocation) that need fixing before any new acquisition. Acquire is the last letter for a reason.
How much time does this take per week?+
For 1:1 mentees, plan for around 2 hours per week on average across the year. Some weeks (kickoff Audit, deal underwriting) more, most weeks less. For Circle members, the core commitment is the Tuesday Mastermind plus whatever Vault content is relevant.
What's the Position Audit and how does it work?+
A free 30 minute Zoom with Nick. He asks a few straight questions about your current position and gives you at least one observation you've never heard before. No pitch, no slide deck, no upsell on the call. If it makes sense to take the next step, we'll talk about that afterwards by email.
Is the AURA Method registered or trademarked?+
AURA is Nick's proprietary four step framework, developed across 32 years of property operating. It's named, owned, and taught only inside the AURA programmes.
If I have the money but not much time, why not just pay PPP UK to do it for me?+
You can. PPP UK is always available. The difference is what you walk away with. Done for you delivers a portfolio. Mentorship delivers a portfolio AND the operating skill. Most AURA mentees end up using PPP UK as a delivery arm later, but as the operator giving the brief, not the customer following one. The Mentorship is for people who want both.
I'm overseas right now. Can I still join?+
Yes. The Returning Expat is one of the three faces AURA is built around. The Tuesday Mastermind runs at 7:30pm UK time, which works from Dubai, Singapore, the Middle East and Switzerland. The 1:1 calls in Mentorship work to your timezone. Many mentees join while still abroad and use the year to land into a working portfolio for when they return.
I just sold my business. Is now too soon to think about property?+
No. The opposite. The cash sitting in your account is compounding at zero against inflation. AURA's first phase (Audit) is exactly the diagnostic a recently exited founder needs before any deployment. The Untangle and Restructure phases handle the wrapper, the IHT exposure and the long term plan before the first acquisition.
